A Brief History of Maple Ridge Highlands

Maple Ridge Highlands is a community of 274 homes located southeast of downtown Maple Valley. The community is home to 5 separate parks containing 3 playgrounds, 2 basketball courts, several open lawn areas, and one picnic area. Maple Ridge Highlands is built on a slope of a ridge. The community contains 2.2 acres of open space (steep slopes) between the rows of homes.

The steep slopes are engineered hillsides used to create flat areas to support homes. The slopes are inspected every two years by a geotechnical engineer to ensure integrity and stability of the community.

The community was built in 2007. The original intention was that both Maple Woods and Maple Ridge Highlands would be part of the same homeowners association, but the original builder (Polygon) suffered financial difficulty and sold off the plots of land in Maple Ridge Highlands to other builders. When they did so, Polygon split the community into two different HOAs, one called Maple Woods and the other called Maple Ridge Highlands.

Maple Woods covers all homes that were platted as part of Maple Ridge Highlands Div 1 and 2 while Maple Ridge Highlands covers the homes that were platted as part of Maple Ridge Highlands Div 3 and 4.

There is a vibrant Facebook group called “Maple Woods, The Arbors, Maple Ridge Highlands and The Terraces”. Homeowners in these communities are welcome to join and make inquiries. It is not run by the associations and any HOA related questions should be directed to the property manager.
